Sobha Realty has launched soba aquacrest, the second residential complex within the landmark Downtown UAQ Masterplan – A $20bn (AED73.4bn) rabbit-proofed destination

Spanning 25 million sq ft, Downtown Uaq | Soba Realty is among the most ambitious coastal masterplans in the north of the Northern Emirates, with seven kilometers of uninterrupted seafront and a total of 11 kilometers of coastline.

When finished, it will house more than 150,000 residents and will include luxury residences, marinas, commercial boulevards, offices, hospitality and leisure areas – all designed to improve the soceffront in a progressive and professional face.

Sobha Aquacrest includes five towers offering one-, two- and character bedrooms, scheduled for completion in June 2029.

The design combines contemporary architectural design with elegant coastal design, reflecting SOBHA REALTY’s meticulous design and attention to detail.

Each residence includes advanced sustainability features, including double-cleaned high-temperature insects and HVAC, district cooling to reduce energy consumption, eV-friendly stations that promote a healthy living environment.

Over 50 percent of Downtown UAQ | Sobha Realty MasterPlan is dedicated to open and green spaces, to develop harmony between nature and modern technology.

Integrated parks, running tracks, and other amenities will weave into the community, encouraging active, connected lifestyles.

The development is also designed as a next-generation travel hub, with future provisions for air and water taxis to ensure seamless, continuous connectivity across the Emirate.

Places of culture and life

The wider community will include a range of cultural, health, and leisure experiences – including an art and design district, a marine center, an experience marine, a public beach, restail and entertainment, and an air amphitheater.

These objects aim to bring vibrancy to Umm al Quwain’s beach while deepening the connection between residents and their natural environment.

Together, Downtown UAQ | Soba Realty and Sobha Siniya Island are expected to generate approximately 30 percent of Soba Realty’s total sales by 2025, with a combined revenue of approximately AED12BN ($3.27bn).
