Dubai Islands: BEYOND Developments presents HADO beachside towers

UAE-based developer BEYOND Developments has unveiled HADO, a three-tower residential project in Dubai Islands, marking the first development to be unveiled within its SIORA master plan.

Set along a white sandy beach, HADO is part of a pedestrianized coastal district defined by six kilometers of continuous coastline designed to integrate the sea into everyday life and outdoor well-being.

BEYOND Developments said HADO is the first residential project within the SIORA masterplan in Dubai Islands.

The community is located directly on the beach and is designed to prioritize walkability, openness, and a strong relationship with the natural environment.

HADO consists of three 21-story residential towers oriented to capture uninterrupted coastal views.

The development will have 678 residential units, ranging from one- to four-bedroom apartments, including simple units, duplexes, and penthouses. The project is scheduled for handover in Q3 2029.

As the first residential address within SIORA, HADO sets the tone for a comprehensive masterplan, translating the BEYOND vision of the coast into a clearly defined development achieved by its positioning, scale, and proximity to the sea.

Taqi added: “With HADO, we close a defining chapter of BEYOND this year, and 2026 will mark the start of our next phase of growth, with a pipeline of projects planned across Dubai and the wider UAE that continue to build on our long-term vision for placemaking and quality of life.

Interiors at HADO are defined by warm wood finishes, natural materials, and subtle metal accents, drawing inspiration from Japanese values ​​of restraint and modern living.

Natural light and expansive views of the ocean, harbor waters, or city skyline form a central part of the living experience, while the stepped design maintains openness and visual continuity throughout the master plan.

Residents will be able to find a lifestyle choice that extends beyond the home. On the ground level, fourteen retail units will present dining and lifestyle concepts, alongside shared facilities including a gym, children’s areas, a chef’s kitchen, a cigar lounge, and multi-purpose areas.

An elevated pool, meditation gardens, shaded gardens, and areas for yoga and rejuvenation are designed to support a comfortable and balanced lifestyle.

HADO also reflects SIORA’s emergence as a pedestrian-first beach destination, with shaded paths, walking streets, and seamless access to the beach that encourages a slower, more purposeful lifestyle.

As the first step within the masterplan, the project lays the foundation for future developments that will continue to shape SIORA as one of Dubai’s most sought-after waterfront communities.
